A 46,000 s.f. mixed-use development featuring ground-level retail, second floor office and two below-grade parking levels.

The retail level includes a two-story, 17,000 s.f. build-to-suit for Office Depot (also by Bundy-Finkel Architects) including loading dock and a Coffea Bean and Tea leaf. The upper level houses the company headquarters for E.M. Caplow Development and the management offices.

As part of the design challenges - a billboard located on the site generated income for the client and could not be touched or the city would require it to be removed.  To address this, the design wraps around but does not make contact with the billboard structure allowing it to remain in place and become an interesting feature of the design.
