Remodel of existing Cocos Restaurant and addition of 2,800 s.f. building to create multi-tenant retail center.

Tradcor development had the desire to re-purpose an existing Cocos restaurant into a multi-tenant retail building. The existing site had a large parking lot area, but the site design did not yield a high number of parking stalls per acre. Based on an innovative re-design of the site and parking areas by Bundy-Finkel Architects, parking was increased by 30% allowing for the addition of 3,500 s.f. of additional building area.
Due to code issues making it problematic to add square footage to the main building and the client's desire to create additional end-cap spaces, a new building was constructed adjacent to the existing building and connected with a breezeway with an overhead trellis element. Four outdoor patio spaces were also added for dedicated use by the building tenants and further site enhancements including adding energy-efficient site lighting and water-efficient landscaping was installed.
