A 218,000 square foot shopping center including Best Buy, Staples, Ross Dress-for-Less, Bed Bath & Beyond, Petco, Bank of America, and many other Class A tenants at a prominent corner in Beaumont's growing freeway-oriented commercial district.  BFA was also the architect for all major tenants in the center providing complete services from project master planning through tenant turn-key move-ins.

 

The center includes walking paths that connect outdoor patios and building rotunda areas as well as multiple connection points to the surrounding streets.  As part of the master site planning, BFA proposed a re-alignment of Second Avenue to help cure a traffic problem at the intersection that had plagued Beaumont and the adjacent city of Banning for decades.  The resulting street realignment also created the opportunity to create buildings on opposite sides of the intersection with curving facades that create a gateway element to the Second Avenue commercial corridor.  This also involved extensive coordination with the State Highway Patrol office that has a facility that was affected by the realignment and required a redesign of their parking lot to make the new design work.  The resulting cooperation between the city, state and private developer led to a terrific solution that benefited all stakeholders.
